Speaking the Language of Property Managers
From the Book Pain in the Asset Manager.
Chapter 7 discusses the different traits and motivations of different professions that Asset Managers commonly deal with. This article describes property managers and offers tips for effectively working with them.
In general, people drawn to property management roles tend to be personable and cordial. Most of the time they are non-assertive, and their tone is mild and caring. You may not see them smile frequently and this can come across as stoic and unfriendly. However, this is not always the case.
The great thing about the vast majority of people drawn to this profession is they are good at accomplishing tasks. And, there are numerous tasks for they are responsible. A need for them is to be of service to others. Their job is often a delicate balance of serving the tenants and the property owners which ultimately pay their bills. They do not like conflict. They also do not like sudden change. When guiding them through tasks, they will need concrete illustrations. It is definitely worth the time to demonstrate this to them because once they get it they are happy to do it over and over and over again.
In the coming chapter, we will stress the importance of being able to transmit corporate agendas from the top down. This can be an important task for asset managers who are often the go-between for corporate policy and local feet on the ground. If you are very driven and task-oriented, slowing down long enough to work with property managers might prove challenging. They can be indecisive, so they will resist making a decision, especially a tough one. So, when implementing new policies or agendas it is important to be warm and personal. Once on board, they will execute tasks like nobody’s business. They are absolutely critical to getting things done. Another benefit is their loyalty. Once they are in a good healthy environment, they tend to stick with it.
They like to receive and provide hands-on personal service. It is of extreme importance to them. One of the biggest helpers in dealing with them successfully this setting them up in an environment in which they can excel. Picture them as complex machinery. It can be difficult to structure it on the front end; however, once it is built it will work as intended without much additional input. It’s interesting time in these relationships can ensure dependable and efficient long-term success.
